- We require a government-issued ID at the time of application
- Anyone over 18 must complete an application
- We will check your civil and criminal records
- We will check landlord references and verify your employment/income
- We may deny your application if we find any information to be inaccurate
DEPOSITS
- We will charge a deposit for each unit. We may offer special deposits on a case by case basis.
- Deposits are used to protect the property owner from damages including uncleanliness. You are responsible for damage done by yourself and others while you are leasing a property. If you fulfill your lease, clean your home to its original condition and there are no damages, your deposit will be refunded in full. You CAN NOT use your deposit as your last month's rent.
LOST KEYS/LEASE
- If your keys are lost, stolen or locked in the home, there will be a $50 fee for changing locks or opening the home. This fee will need paid in advance.
- If your lease is lost, stolen or deemed unreadable for any reason, there will be a $20 replacement fee. This fee will need paid in advance.
HOUSING AUTHORITY/SECTION 8
- We may accept Section 8 on some homes. We reserve the right to decide which properties will be eligible for Section 8 assistance or to cancel this option at any time.
- A full deposit is required at the time of application in order to begin the Section 8 process.
PEST CONTROL
- The tenant is responsible for keeping the premises free of pests including bugs, mice, and other animals. This includes keeping your home clean and free of garbage. We can offer ongoing pest control for a monthly fee of $50. Please contact our office if you would like to add this option to your lease.
PETS
- We may allow pets in some of our homes.
- You must fill out a pet application for each pet including proof of registration
- You will be charged a one-time pet fee of $200 for the first pet and $100 for each additional pet. This fee is non-refundable and there will be additional charges for any damage caused by your pet.
- Proof of Renters Insurance covering your pet will be required
- The following dogs, or any mixture of, will not be allowed under any circumstances:

RENTERS INSURANCE
- According to your lease agreement between you and our office, you are responsible for any damage to the property caused by you or your guests. You are also responsible for any broken windows and doors whether caused by an occupant or guest and for any damage caused by burglary or other criminal acts. We will not be responsible for the replacement of any of your personal items regardless of reason.
- We strongly recommend that you purchase renters insurance to protect yourself in case something would happen that could otherwise cause you severe financial difficulty. For example, if you, one of your children or guests accidentally start a fire in your home, you will be held liable for any damages to the property. In addition, you may be held liable for injury caused by the fire to any person including guest and neighbors.
- You can purchase a policy that will give you liability protection as well as protection for your personal items. You can find an insurance agent in the yellow pages or online. You can also contact your current auto insurance carrier.
